Residential Decks

Decks are very popular accessory structures enjoyed by many Skokie homeowners. Decks provide a great outdoor leisure and recreation space. Residential decks are allowed at all single-family homes and other residential housing types according to the following rules:

* All decks must be constructed to building code
specifications and have proper footings.

* All decks require a permit that is issued by the Building and Zoning Division of the Community Development Department.

The permit is required to assure that all work is performed in compliance with Village codes and that the deck is properly located on the property. A permit application can be obtained by visiting the Building and Zoning Division on the first floor of Village Hall, by calling (847) 933-8223, or by visiting the Village's web site at http://www.skokie.org/comm/permits.html. All applications must be accompanied by a recent plat of survey (less than one year old), a sketch on a copy of the plat indicating the deck location and dimensions, and a check for the permit fee to cover inspection costs. Dimensioned plans or drawings that show the deck construction and all posts, joists, and railings must be submitted.

Building and Zoning Division staff are available to help you complete the application, assist in planning your deck location, and answer questions.

Deck permits take approximately 10 working days to process. Processing time may increase during peak seasons.

NOTE: Prior to installation, you or your contractor must call J.U.L.I.E. at 1-800-892-0123 to have any buried wires/cables/pipes located and marked.

Q. As a homeowner can I build my own deck or do I need to hire a contractor?

A. Homeowners can build their own deck provided that plans are approved and a permit is obtained.

Q. Does the Village license deck contractors?

A. The Village does not license deck or any other contractors; however, the Village has a list of registered and bonded contractors. Please call the Building and Zoning Division at for the list. It is important to obtain several estimates and check the references of the contractor before signing a contract. The Village has a pamphlet on hiring a contractor that may be of assistance.

Q. Why is it necessary to have a recent plat of survey to apply for a deck permit?

A. An accurate survey is necessary to assure that the deck is properly located on your property. The contractor and Village inspector will rely on the survey to verify that it is properly located. A deck that is incorrectly located in a required yard setback will need to be removed or modified.

Q. Are there any special regulations if my house is located on a corner lot?

A. Yes, please contact the Building and Zoning Division for these regulations.

Q. Are there construction standards for decks?

A. Yes, please contact the Building and Zoning Division for construction and location information.

Q. Does the Village specify the type of material that decks can be made of?

A. There are several varieties of synthetic materials and treated wood that can be used for deck construction. Talk to your contractor or lumber supplier for the material that may be best for your deck and household needs.

Q. Can I build my deck directly on top of my existing patio without footings?

A. Although the patio will make a good surface for cleaning debris out from under your deck it will not be a suitable support for a deck. Concrete footings that go down to the frost line are needed to properly support a deck.
